Beyond credentialing, we look for multi-year tenure under the same ownership, review patterns that reflect real work (named technicians, named loan officers, named agents), and sub-market coverage — because the Beach Cities, the Peninsula, and the Torrance corridor are genuinely different markets with different expectations. We also deliberately exclude operators whose online visibility is driven primarily by paid lead-gen platforms (lead aggregators, zip-code exclusivity programs) without a corresponding record of finished work.
